CX Modena opens in the heart of Emilia in autumn 2025, introducing a new residence for students and young professionals in the area of the former Fonderie Corni, a site currently undergoing redevelopment by the urban regeneration company Supernova.

The new building, located just a short walk from the train station and in a neighborhood undergoing significant urban transformation, features two towers that reshape the city’s skyline. The façades showcase street art installations created in collaboration with local artists.

With a “new essential” design that combines iconic furnishings and vibrant colors, the campus’s common areas span two levels: the ground floor hosts the welcome area and café, while the basement is dedicated to long-stay guests, offering a shared kitchen, game area, cinema, gym, and study space.

The building accommodates 366 beds, including 34 rooms for short stays, as well as a panoramic terrace overlooking the city.

The project is part of a broader urban regeneration plan aimed at transforming the northern area of the city. It includes a public park spanning over 14,000 square meters, sports facilities, shops, and parking spaces. This initiative already earns recognition at the 16th edition of Urbanpromo 2023 for its contribution to new living and working solutions.

Designed with sustainability in mind, the residence provides 50 bike parking spaces, green areas, and a rooftop terrace, aiming for LEED certification in line with the highest international standards.
